My clients want you to know...
Thank goodness these clients decided to take a chance and call. They did get a higher rate, but they were able to refinance 6 months later: "We thought we could not buy because of our credit... we had a bankruptcy less than 2 years ago. Because she had the mortgage background, we decided that we would talk to her. Wow! She found us a loan officer, got us approved, and found us a 'huge' home which makes us feel like and 'King and Queen!' Don't give up until you talk to Janet."
I look at homes with a different eye than my clients. If I see something, I bring it to my clients' attention.: "Janet showed us the house that we really loved and wanted to make an offer right away! But, Janet had noticed the cracks above the door and wanted that checked out first. She got us a structural engineer who found that there was a problem with the foundation. She had saved us the trouble of writing an offer and making a big mistake, and she found us a house that we liked even better a week later. You need someone on your side like Janet."
Buyer's remorse can happen at any time. Sometimes, we are to busy just getting through the process, that buyer's remorse does not always set in. Everyone has a button that makes them uncomfortable, whether it is signing the final agreement, an inspection report, not understanding the financing, or realizing that the closing is tomorrow: "We got really bad 'buyer's remorse' 2 days before closing. We called Janet at almost midnight, she answered, and we went through all the options again as we had in the beginning when we wrote the offer. She calmed us down by not losing her head, and we could see that we had made the right decision without any pressure from her. Janet will get you through the process with flying colors! We are so glad we called, and so glad she answered!"
There are many things to consider when you move. I have developed a list through the years of things that affect most people, and that helps us all: "There are so many things to remember you move. Janet just kept reminding us of what we needed to do, and she took care of many of the things herself. When we finally got to closing 3 weeks later, everything was done except just to move in. Janet is a real pal when you are moving."
I always require that clients present me with a list of their needs. Sometimes, after reviewing them and getting to know them, I can see where they might be wrong on one or more of their stated needs. However, I would never tell them, I let them see for themselves: "We only had 3 weeks to move from out-of-state, so we did not have much time to look. Janet seemed to understand what we needed, even though at times, we didn't. It was easy to forget all our needs, and, when viewing houses, we even changed our minds. We decided that we wanted a finished basement instead of an unfinished basement, as an example. Luckily, Janet showed us some finished, somehow knowing we would change our mind. We actually found the house, got our loan, closed and moved within the 3 weeks. We could not have done that without Janet's foresight."
It is only fair and professional for me to always try to get what my clients want. That is representing their interests. This client needed to be in a better tax position: "I was trying to buy a house and we wrote an offer, which was soundly refused. I was crushed and wanted to give up. It was the only house I wanted and I did not find anything else I liked. Well, Janet saved the day! She kept channels open with the other agent. I don't know what Janet said, or what she did. As it turns out, the price was reduced close to my offer and Janet explained this to the other agent. Finally, the other agent talked to the sellers and they were now ready to accept my original offer... and throw in some extras! Janet never gives up trying!"
